We come check out the property, take measurements, look at sun angles, existing trees - all that good stuff. Plus we dig into zoning bylaws and permits you'll need.
This is where ideas start flowing. We sketch out a few different directions, show you what's possible, and refine based on your feedback. It's collaborative, not dictatorial.
Once we've landed on a direction, we flesh it out. Detailed plans, material selections, structural considerations - making sure everything actually works together.
We create the full set of construction documents and navigate the permit process with the city. Sometimes it's smooth, sometimes it takes a few rounds - we handle it.
You've got your contractors building, and we're checking in regularly to answer questions and keep things on track. We're in your corner till the end.

Took a cramped 1920s bungalow and opened it up while keeping the character details. Added passive solar heating and a green roof that cut their energy bills by almost 40%.
Downtown Vancouver
Transformed a dated office suite into a bright creative workspace. Exposed the original brick, maximized natural light, and brought in tons of plants. The team actually wants to be there now.
Mount Pleasant
Built a compact laneway house that feels way bigger than its 750 sq ft. High ceilings, clever storage, and a fold-down deck made it perfect for the clients' daughter moving back from uni.
